The association president enjoys the right to reject any attempt by any member to improve their investment as they see fit.  Nearly every detail at Beaver Ridge must meet with his approval.  Any change requires his explicit permission.

Declining property values and a lack of confidence in the direction of the community also discourage additional investment by owners, meaning that most units are relatively drab and unappealing. 

Investors might assume that any HOA would promote or at least preserve improvements such as hot tubs or bonus features like views.  However, this is not the case at Beaver Ridge, where such features have either been banned or deliberately spoiled by the president.  Potential buyers should be very careful about paying "extra" for advertised amenities.
